We have been supplying a professional inventory service to landlords, letting agents and tenants for many years.

The services and benefits provided for our clients include:

  • Reports are produced usually within 48 business hours and are extremely detailed, in a standardised format and in plain english.  For example: every kitchen unit is itemised, with individual dilapidations indicated.
  • High resolution digital colour photographs are embedded into the reports, as standard.
  • There is a minimum of 4 large photographs for each room, plus photographs of any significant features and dilapidations.
  • All kitchen appliances have individual photographs of the exteriors and interiors.
  • Reports are sent by e-mail, and you always have a pdf copy for printing, sending to your tenants.  You can save the Report to your computer hard-drive.
  • Housing, Health and Safety Rating System. Having successfully completed an HHSRS course, we can be your “eyes and ears”. We can give early warning of potential problems, possible dangers and implications of hazards, which could save you time and money.
  • Smoke and Carbon Monoxide detectors will be tested by pressing the test button, and we will report what visual and or auditory response is received. However, this only tests the battery, buzzer and circuit.  A full service, which includes testing the detector’s sensor is also available.

Investing in an inventory inspection is an insurance to protect your property.  One can always get different priced insurance, but as with any insurance (home insurance, car insurance, travel insurance etc.), if it is not comprehensive and robust, when one has a claim the inventory report may be of no or limited value.

We regularly receive compliments from agent and landlord clients with regard to the thoroughness and level of detail in our reports, and which help them with queries and disputes with tenants; and frequently save them considerable amounts of money, as well as time.

Inventory Inspection

The Inventory is a listing of all the contents of a property and a record of the condition of each of the components. It’s also referred to as a “schedule of condition“. It is vital that there is a high level of detail and comprehensive photographs, as it is against each component on the report that the check-out inspection is compared.

The Check-in with the Tenant

The Check In with the tenant usually follows the Inventory Inspection (although it can be a separate visit to the property). The inventory process is explained to the tenant, who is then walked through each part of the property. Any important dilapidations that have been found are discussed; and this includes looking at any white goods. The tenant is advised that they will have seven days to check the detailed report from the date they receive it. The meter readings are then read and agreed, and the keys are released to the tenant. The tenant signs a Check-In Declaration schedule which sets out the meter readings and keys information; and this schedule is embedded into the Report.

The Check-out

At the end of the tenancy, an inspection is made comparing each component of the Inventory to it’s present state. A report is then prepared which lists the differences of each component. If there is a dispute at the end of tenancy, our independent and impartial check-out reports provide written and photographic evidence, which is vital if a dispute goes to adjudication. Usually we meet the tenant on behalf of the landlord or agent and complete the above process, complete the meter readings, and return the keys to the Agent/landlord.

Mid Term Inspections

The mid term or interim inspections and report provides periodic information on the condition of the property during the tenancy. We report back on how the property is generally being cared for, and will also detail any maintenance issues.

Smoke and Carbon Monoxide Tests

We will test that the alarm sounds on pressing the button as part of the inventory inspection process (at no extra cost). However, this only tests that the batteries and circuit are working. So, we also offer a service which tests that the detector sensor element responds when exposed to the correct measure of carbon monoxide gas or smoke. For these tests, we use a calibrated test gas kit for the CO sensors, and for smoke detectors, a synthetic smoke gas which delivers particles imitating those found in real smoke.
